    Above two matters may result not to be able to open a store within free rent periords and to pay rent for vacent space for a long time. If it is a union building, it will cost much more. Therefore, a tenant's attorney and a landlord's attorney should negociate various causes prior to a lease agreement

  • DOB (Department of Building) is a NYC government department that governs many construction related regulations such as building code, zoning, permit and filings. It is a big organization that issues approximately 140,000 work permits and conducts 324,000 inspections.
  • First, we do site filing research and then create an engineer report. We mainly check existing life lines with professionals, analyze existing and proposed capacity, and plan construction needs. Based on the research result, we are able to shorten the filing process and construction period from months to days.
  • In addition to CO, you can file a Place of Assembly (PA) to increase the occupancy number. Changing both PA and CO may take up to 6 months so please take that into consideration.
